What to Expect: Your Renovation Journey with Fox Homes

If you’re thinking about renovating your home but not sure what the process actually looks like, that is totally normal. One of the most common questions we hear at Fox Homes is some version of "okay, but what happens first?"

The truth is, a great renovation isn't just about the finished kitchen or the gorgeous new addition. It's about a clear, well-managed process that gets you through to the finish line without surprises. So we put together a simple 9-step roadmap to walk you through exactly what to expect, from your very first conversation with us to the day construction begins.

  1. The Initial Virtual Meeting

    This is our first conversation where we get to know you and your project. We discuss project goals, timelines and budget while providing as much information as we can to help you get started!

  2. Home Visit

    After our initial meeting, we schedule an in-home visit with you. This is where our design expertise starts to come to life as we walk through and become acquainted with the space. It is our goal to leave you with greater inspiration and vision for your project by talking through additional details.

  3. General Budget Pricing

    Our team thoughtfully works through a handful of past similar projects, utilizing historical cost data in order to give you the best general estimated price range. Being that each project is unique, we find our expertise lends hand with helping you establish realistic and proper cost expectations. It is our team’s goal that you feel comfortable moving forward with our Design + Development process.

  4. Design + Development

    Our Design and Development is time spent working through the intricate details of your unique project. We begin by developing a space plan and end knowing every finish. During the process, our team provides 3D renderings for a visual overview of each space being designed. The 3D renderings coupled with our detailed scope of work document, site spec book and construction ready plans are then provided to our trade partners for bidding. This approach allows us to provide you a price for all the items we have designed into the project.

Construction Timeline

  1. As-Built Drawings

    As-Built drawings are needed pre-space planning in order to show the original footprint and layout of the home. Working from these drawings allows our design team to conceptualize possibilities for your project whether it is a new build, pop the top, addition or interior remodel.

  2. Space Planning + Design Meetings

    Up to our first space planning meeting, our design team has spent adequate time reviewing the As-Built drawings and talking through concepts in order to deliver an initial “proposed” layout. During these meetings, we use our industry knowledge, along with your ideas, to make adjustments and find a layout that works best for you. We find it typical to accomplish this in 1 to 2 meetings. Up next, design! Our team meticulously works through every detail of the project in order to meet the expectations you have for your home. We provide a creative space for you to explore the many different options available to you while using our expertise to keep you within your particular design style. Our team finds it typical to accomplish our client’s design goals within 3 to 4 design meetings.

  3. Bid Walk

    The bid walk is a time we schedule and invite our trade partners to come to your home with the detailed scope of work in hand. This time is designed for our trades to review the existing home, ask questions, share any concerns and talk through additional opportunities. Once complete, our trades take this insight and put together a bid for the work. Within 2 weeks, we receive the bids, make any necessary and put our final number to the agreed upon scope of work.

  4. Pricing Presentation

    Our pricing presentation is a time where we invite you into the office for a review of your project and associate it with a total cost. This cost is based on the scope of work approved for the bid walk which we carefully reviewed and vetted with our trades. Our goal is to provide you a number that is all encompassing of every detail we have worked hard to determine. Our team’s intent through our Design + Development process is to reduce unnecessary project surprises. We want you to feel confident signing our construction contract knowing we have provided a solid base bid.

  5. Construction Contract

    When you are comfortable with the construction plans, scope of work and pricing, we present you with our construction contract. When signed, we ask for 25% down which gets our construction team moving toward ground break. During this time, we finalize allowance based design items, construction plans and submit for permit. We have you sign-off on your personalized spec book so we can start ordering the design materials. In roughly 4 to 6 weeks, our construction team is ready to mobilize and start building.

  6. Construction

    The part we’ve all been waiting for...let’s get to work! The hard work of planning and design is complete and now we watch your project come together. We provide you a great avenue to be part of your project through a tool called BuilderTrend. This is where you can see daily progress logs, progress photos and schedule breakdowns so you always know what is up next. After substantial completion, we create a punch list of items needing those final finishing details which brings you to project completion.
