Why 2026 Is Turning Into a Buyer's Market And What It Means for You
Remember when buying a house felt like the Hunger Games? Multiple offers, waived inspections, bidding $50k over asking just to get a foot in the door? For almost four years, that was just... how it was. Sellers held all the cards, and buyers took what they could get.
That era is fading, folks.
Let's Talk Numbers
As of mid-September 2026, the leverage in this market has been quietly (and steadily) shifting toward buyers who've got their financing lined up. The old problem "there's nothing to buy!" isn't really the problem anymore. Now it's more like sellers and buyers staring at each other across a pricing gap, with sellers still dreaming of 2024 numbers and buyers just not willing (or able) to pay them.
Mortgage rates aren't doing sellers any favors either. Freddie Mac's weekly report from September 10th put the 30-year fixed at 6.76%, a small bump up from 6.71% the week before. When rates creep up, activity slows down.
Here's the stat that really tells the story: according to Redfin’s August data, nearly 60% of homes sold below their original asking price, and homes sat on the market for a median of 50 days. Translation = Sellers are blinking first, and a lot more often than they used to.
Why Are Sellers Losing Their Grip?
A lot of it comes down to sellers still pricing like it's 2024. A ton of listings hit the market this year priced off comps from late 2024 or early 2025, back when things were still frantic, and buyers just aren't buying it. The result: price cuts, rate buydowns, and sellers throwing in concessions just to get deals across the finish line.
If you're thinking about selling this fall, take this as your friendly reminder: the comps from a year ago don't matter anymore. What matters is what's happening right now. Price your home for today's buyers, not yesterday's frenzy, and it'll actually move.
But Also... It Depends Where You Live
Real estate is local, so let’s bring this home.
Minneapolis is actually one of the standout examples of this national shift. Active listings in the metro have jumped more than 25% over the past year, putting us among the top markets in the country for inventory growth (and well above the national average increase of around 3.6%). That's a big deal if you've been house hunting and feeling like there's finally more to choose from than there was a year or two ago.
On pricing, the median listing price in the city sits at $338,675 as of September, and homes are taking about 45 days to sell on average – a couple days faster than last month, but still giving buyers more breathing room than the frenzy of a few years ago. Price per square foot has even ticked down slightly month over month, which is a small but telling sign that the market here is loosening up.
So what does that mean if you're local? Buyers finally have some options and a little more time to make a decision without feeling rushed into a bidding war. Sellers, meanwhile, need to be realistic. Homes here are still moving, but the days of listing high and watching offers pour in are cooling off. It's still a healthy market, just a more balanced one.
What Should You Actually Do?
If you’re buying, this might be the best negotiating position you've had in years. Don't be afraid to ask for concessions, a rate buydown, or a little wiggle room on price, especially if a home's been sitting for a bit.
If you’re selling, price it right, right out of the gate. Homes that go on the market overpriced tend to just sit... and sit... and eventually chase the market down anyway with price cuts. Nail the number from day one and skip that whole headache.
This isn't a crash. It's a reset. After years of scarcity and chaos, buyers finally get to breathe a little, and sellers are learning (some the hard way) that pricing needs to match reality, not wishful thinking. Whether you're buying your first place, selling something you've owned forever, or just trying to make a smart investment move, understanding where things actually stand is half the battle.
